Abstract

Housing is always one of the essential needs of humans, especially in Hanoi which is the cultural and political center of the country but with limited land fund and high population density. The old central districts of the city have a high concentration of apartments built before the 90s of the last century, also known as old apartments, including Ba Dinh district. With field surveys, analysis and assessment with expert consultancy, the results show that Ba Dinh district currently has 211 old, degraded apartments (11 dangerous buildings at level C and 2 dangerous buildings at level D). The renovation of some old apartments in this district has achieve certain success. From the study outcomes, this article proposes some solutions contributing to the renovation of old apartments and trends of urban regeneration planning in the future, creating civilized urban landscape as well as improving the living quality, landscapes and modern urban planning.
