12. Study on housing and rent office market in Ha Dong district, Hanoi city period 2016 - 2020

Abstract

Ha Dong is one of the new urban districts, located at the southwest gateway of Hanoi city. Ha Dong has a favorable geographical location, asynchronously developed infrastructure system. Many arterial roads are very convenient for economic development, trade exchange, housing and rent office markets. Studying housing and rent office market in Ha Dong district, Hanoi city in the period 2016 - 2020 to understand the supply and demand situation; market prices and factors affecting this market is vital to make general assessments and propose solutions to manage and develop this market. The results showed that in the period from 2016 to 2020, despite difficulties caused by objective factors, including COVID-19 impacts, the real estate market in Ha Dong district, especially the housing and rent office market always accounts for the high proportion; in which, housing market accounts over 20% of the supply and demand for the whole Hanoi city. It is forecasted that the district's real estate market will continue stable and sustainable development in the coming decades. This will be the key factor to promote socio-economic development, to improve the material and spiritual life of residents there.
