05. Analysis of factors affecting the selling price of apartments grade A in Nam Tu Liem district, Hanoi

Abstract

This study was conducted to determine the factors affecting the selling price of grade A apartments in Nam Tu Liem district, Hanoi in the period from 2020 to 2022. Direct survey results. 350 residents are living in grade A apartment projects in Bac Tu Liem district in June 2023, based on multivariate regression analysis, showing that there are 6 factors affecting the selling price of apartments. All high-class apartment buildings in Nam Tu Liem district are statistically significant, including: Investor's capacity, point location, ambient environment, physical characteristics of the apartment, service quality, market situation. These factors affect the selling price of grade A apartments in Nam Tu Liem district. The study brings meaning and practice to real estate companies and businesses in developing appropriate policies for the real estate business.
