The Role of Land Databases in the Real Estate Business Activities of Enterprises (In the Context of Digital Transformation in Vietnam)

Abstract

In the context of national digital transformation, data has been identified as a critical strategic resource, among which the land database plays a foundational role in state governance and the development of the real estate market. For real estate enterprises, land data constitutes a key input that directly influences investment decisions, business performance, and risk management capacity. This paper analyzes the role of the land database in real estate business activities, clarifies its theoretical foundations and practical experiences, and evaluates the current status of land data utilization in Vietnam, particularly in major cities. Based on this assessment, the study identifies existing limitations and their underlying causes, and proposes several solutions to enhance the effectiveness of land databases in the digital transformation process of real estate enterprises, thereby contributing to the development of a transparent and sustainable real estate market.
