Research and Propose Solutions to Enhance the Application Efficiency of Prefabrication (Prefab) and Design for Manufacturing and Assembly (DfMA) in Construction Investment in Vietnam

Abstract

In the context of rapid urbanization, increasing pressure on schedule and cost, and commitments to reduce greenhouse gas emissions (Net Zero 2050), Prefab (Prefabrication) and DfMA (Design for Manufacturing and Assembly) have become key solutions for the construction industry. This paper clarifies the concepts and principles of Prefab and DfMA, and analyzes their impacts on project management, public and private investment, design, construction, procurement and contracts, capital and life cycle costs, quality, schedule, safety, fire protection, and the environment. Based on representative case studies (Singapore, the United States, New Zealand, and Vietnam), a SWOT analysis and proposes policy, technical, and market solutions to promote effective application of Prefab/DfMA. The conclusion affirms that although initial investment costs may be higher, when life cycle costs and non-monetary benefits (safety, environment, schedule) are taken into account, Prefab/DfMA is the optimal choice for projects with high requirements in terms of quality, schedule, and safety.
