This study evaluates the impact of different editions of the National Technical Regulation on Fire Safety for Buildings and Constructions (QCVN 06) on civil and industrial construction projects in Vietnam, specifically focusing on key stakeholders, including general contractors, fire protection subcontractors, and construction supervision consultants. Using quantitative surveys of 95 professionals and in-depth interviews with 12 experienced managers and technical specialists, findings indicate that each update of QCVN 06 (2010, 2021, 2022, and Amendment 1:2023) significantly affects construction practices, though the intensity and nature of the impacts vary distinctly. Notably, QCVN 06:2022 imposed stringent material and structural requirements, leading to significant challenges during the finishing and acceptance stages. Conversely, Amendment 1:2023 received more positive feedback due to increased flexibility and practicality of regulations. In-depth interviews further highlighted critical issues, such as inconsistencies in the interpretation of regulations across different regions, difficulties in sourcing compliant materials, and quality control challenges during fire safety inspections. Based on these findings, the study proposes several strategic measures to enhance adaptability, improve construction efficiency, and balance fire safety goals with practical and economic feasibility in construction projects. The results provide a valuable scientific and practical foundation for policymakers, state authorities, investors, and other stakeholders involved in developing and implementing effective fire safety regulations in Vietnam's construction sector.
