Evaluating the fluctuations between cost items and the total investment of the marina Plaza Long Xuyên apartment project
Abstract
The article "Evaluating the impact of cost fluctuations on the total investment of the Marina Plaza apartment project in Long Xuyên" aims to measure the degree of influence of abnormal changes in construction costs on the total capital invested in the project based on applying specialized research methods to collect, analyze and quantify risks, sensitivity and correlation between cost variables and total investment using the Crystal Ball simulation software. Specifically, the article implements the risk analysis method to clearly identify the causes that can cause cost fluctuations through collecting data from estimating documents and actual construction progress; at the same time evaluating the level of impact through analyzing the sensitivity of total investment to changes in each risk factor. The results are illustrated through parameters calculated from the Crystal Ball software to measure the degree of correlation and mutual impact between variables when incidents occur.
