Determining risks from the investor in the construction phase of commercial apartments

Abstract

In Hanoi, commercial apartment construction investment projects are increasingly expanding in scale and becoming more complex, but many projects have not yet achieved their goals in terms of time, cost and quality. Therefore, proactive risk awareness, assessment and management are important factors to ensure the success of projects. This study focuses on identifying and analyzing risks from investors during the construction phase of commercial apartments, based on a survey of 266 opinions from experts and stakeholders in the construction industry. The data was analyzed using SPSS 20 software, thereby identifying the main risk factors and their level of impact on construction progress and quality. The research results show that risks related to project management, finance and design changes are
factors that need to be focused on to improve construction efficiency and minimize losses for stakeholders.
