Parking space and car parking space rental prices in commercial apartments
Abstract
In recent times, many apartment buildings in large cities in our country have had prolonged disputes between residents and investors regarding car parking spaces and car parking rental prices in apartment buildings. The main reason for the dispute is the lack of specific instructions and the ambiguity in policies regulating car parking spaces and the basis for establishing prices for renting or selling car parking spaces in apartment buildings, which creates loopholes in investment and operating projects. Using analytical and dialectical methods, this article has clarified the inadequacies in both policies and implementation of policies on car parking space ownership, car parking area, car parking space sales, and car parking costs, car parking space investment fees and car parking space rental prices, and based on the principles of ensuring a correct, complete and sound calculation of prices, to propose car parking space rental prices for commercial apartments. It will form a basis for feedbacks and amendments to the Housing Law and related legal documents under the law, which enables investors to consider and compare investment plans for car parking options of apartment buildings, while at the same time, establishing a basis for investors to determine reasonable car parking rental prices and propose state agencies to adjust car parking prices in the area in accordance with reality, contributing to solving the problem of dispute over car parking spaces in recent times.
