Abstract

The study was conducted in Dien Bien Phu city, which is the socio-economic center of Dien Bien province, which is experiencing rapid urbanization. Dien Bien's economic development has been a major driving force affecting the city's land prices in recent years. Research on some factors affecting the price of residential land in Dien Bien Phu city, Dien Bien province in the period 2017-2019 has important implications for land management and serves as a basis for the development of the Real Estate market movables. The factors affecting the price of residential land in Dien Bien Phu city are mainly: (1) location factor; (2) legal elements of the land plot; (3) planning elements; (4) individual factors; (5) policy factors. Through assessing the importance of 5 factors affecting land price, it shows that location factor has the highest influence on land price and policy factor has the lowest influence on land price. Meanwhile, the area of the land plot, the people's income and the land price of the market have an organic relationship with each other; besides, a number of factors such as real estate attached to land, some legal factors, and market factors also affect land prices in the study area. The study also proposes and sets out issues that need further research on multi-dimensional and multi-regional influences to serve as an important basis for land valuation and land management.
